When you sell your home with Beedie Realty, you'll pay either a 4.0% or 5.0% total commission; plus a $295 transaction fee.

 

In the event that the buyer is not represented by a real estate broker, you'll pay a 4.0% total commission; plus a $295 transaction fee.

 

In the event that the buyer is represented by a real estate broker, you'll pay a 5.0% total commission; plus a $295 transaction fee. Beedie Realty will in turn pay the buyer's real estate broker a 3.0% total commission, minus a $295 transaction fee.

Listing Appointment

This is our opportunity to tour the property and meet with you in-person to discuss your selling goals and the typical selling process.

 

Listing Agreement

Once we've determined an appropriate list price and comprehensive action plan, we'll complete the listing agreement and disclosures.

 

Home Staging

During the listing appointment, we'll make any updating and home staging recommendations we believe will improve how the property presents.

 

Photography/Videography

After all updating and home staging changes have been made, we'll schedule our professional photographer/videographer to shoot the property.

 

Marketing Review

We'll conduct a final review of all marketing collateral to confirm that we've maximized our opportunities to showcase the property's strengths.

Activate Listing

We'll input the property into the multiple listing service and trigger the syndication of the new listing to all major online real estate portals and hundreds of websites.

 

Coordinate Showings

We'll facilitate showings with buyers that are not represented by real estate brokers and coordinate showings with REALTORS® that represent buyers of their own.

 

Open Houses

As one of the critical components of our comprehensive marketing strategy, we'll hold frequent open houses to maximize the property's exposure to prospective buyers.

 

Analyze Feedback

Real-time analysis of showing and open house feedback is crucial, as it better enables us to make more proactive and targeted marketing adjustments if the need arises.

 

Negotiate Offers

When an offer is received, we'll review it together and formulate a response; with the ultimate goal of securing the highest possible sale price and best possible terms.

CONTRACT-TO-CLOSE

 

Open Escrow

Once officially under contract, we'll engage the closing agent to confirm that the escrow deposit is submitted in a timely fashion and that the closing process is initiated.

 

Coordinate Inspections

We'll coordinate the scheduling of inspections (home, WDO, etc.), attend them whenever possible, and assist with addressing any deficiencies that may be discovered.

 

Property Appraisal

If the sale is subject to appraisal, we'll meet the appraiser at the property so that we can answer any questions regarding the property, contract, and recent comparable sales.

 

Final Walkthrough

We'll coordinate the scheduling of the final walkthrough, which is the buyer's opportunity to confirm that the property is in satisfactory condition prior to proceeding to closing.

 

Closing Day

We'll verify that all closing conditions have been met, obtain the closing statement from the closing agent and review for accuracy, and attend the closing whenever possible.
